Buyers ask about strata fees and floor plans, but what actually makes day-to-day life on Academy Way work is everything within a short walk: the trail network, the campus fitness centre, and a genuine mix of places to eat that doesn't require a car.
Trails Straight From Your Door
UBCO's trail network connects directly to Academy Way, and the Juniper Trail is the reason — it's the newest of the three campus trails, built specifically to link the residences along Academy Way and John Hindle Drive to the rest of campus. From there it ties into the other two loops.
The Snowberry Loop is a 1.55km paved path around the southeast edge of campus with genuine valley views — flat, easy, and popular for a quick walk between classes or after work. The Pine Loop is the more rugged option: 1.7km through the west campus forest, about a 20-minute walk, connecting further out to the Quail Ridge community and the Robert Lake trail system, a known local spot for birdwatching.
Fitness & Recreation
The Hangar Fitness Centre — a $4.1M facility that opened in 2013 — is the main recreation hub: roughly 4,000 sq ft of cardio and strength equipment on the main level, plus studios below for spin, dance, and functional training. It's open to the surrounding community, not just students.
Beyond the gym, campus has outdoor sport courts, a multi-sport field hosting the Okanagan Heat varsity teams (basketball, soccer, volleyball, rugby, cross country, and golf), and open green space. For anyone who wants their daily workout to be a walk instead of a drive, this is most of why Academy Way residents don't need a gym membership elsewhere.
Food & Drink Within Walking Distance
Campus itself has a real food court, not vending machines — Starbucks and Tim Hortons for the obvious options, plus Subway, a sushi bar, and a handful of campus-run cafes. A few minutes further, the ground floor of Academy Hill adds a pizza spot and an Asian cuisine option, and Airport Village (a short drive or longer walk) rounds it out with a few more sit-down choices.
The one worth knowing about specifically: The Well, UBCO's on-campus licensed pub in the UNC building — pool tables, darts, and the venue for most campus events and concerts. It's a genuine social hub, not just a place to eat.
