What to Check Before You Buy

  • Rental bylaws. Some strata corporations restrict rentals or cap the percentage of units that can be tenanted. Confirm the specific building's current bylaws before counting on rental income.
  • Short-term rental rules. BC's provincial STR rules restrict short-term rentals to a host's principal residence in most municipalities. Don't model Airbnb-style income without confirming current legal status.
  • Depreciation report & contingency reserve. Older buildings can carry higher strata fees and deferred maintenance risk. Always review the reserve fund study before making an offer.
  • Vacancy timing. The academic leasing cycle means most tenant turnover happens around September — factor that into how quickly you'd re-lease a vacancy.
